What is Tuk Tulum?
Tuk Tulum is the name of a landmark development in downtown Tulum, formally known as Tuk Tulum Art Walk. It's a mixed-use complex on Avenida Cobá —one of the town's two main avenues— just steps from the new Plaza Chedraui Select. It blends a residential area, a commercial full market and an art walk inspired by Miami's famous Wynwood neighborhood.
The project covers roughly 25,000 m² and is made up of four towers of 42 apartments each. More than 60 retail spaces are spread around the residential core: restaurants, boutique shops, banks, a hippie market and an amphitheater, all set among greenery. That's why, within the town, "Tuk" has become a reference point: when someone says "I'm in Tuk" or "I'm looking for something in Tuk Tulum," they usually mean this area next to the Chedraui.
The four towers of Tuk Tulum
The residential side is split into four towers that take their names from the natural elements. Each one holds 42 apartments:
- Torre Tierra — one of the four residential towers in the complex.
- Torre Viento — shares the amenities and access to the full market and the art walk.
- Torre Agua — within the same development on Avenida Cobá.
- Torre Fuego — right next to Plaza Chedraui Select, in the heart of downtown.
If you're searching for a specific tower (for example "Torre Fuego Tuk Tulum"), keep in mind that they all belong to the same development and share the same location in downtown Tulum.

Here are the real travel times from the area:

Address, plus code and coordinates taken from the development's Google Maps listing, checked on September 14, 2026. The postal code shows as 77760 on the development's listing and as 77780 on the complex gym's: confirm it with your host before sending anything by post.
One practical warning visitors keep repeating in their reviews: the entrance is a little hidden. If you arrive by taxi, the landmark that never fails is Plaza Chedraui Select — the access is right next to it — and parking at the complex is free. Saying just "Tuk Tulum" to a local driver works fine.
Amenities and shops inside Tuk Tulum: yes, there is a gym
It is the most searched question about the development after its own name, and almost nobody answers it. Here is what is inside the complex, as described by visitors in the public Google Maps reviews:
- Gym: it is called Tuk Fit Tulum, in unit 8 of the complex plaza. It holds 4.3 out of 5 across 106 Google reviews and stays open until 10pm. Reviewers call it "old school" and "the best gym in Tulum"; the recurring complaint is how loud the music is.
- Pool. The single most mentioned amenity in the complex's reviews.
- Restaurants. Several inside the full market; the ones named most often are Piaggia and Di Marco.
- Art gallery, amphitheatre and street market. The "art walk" that gives the place its name, with free access: you can walk into the shops, the amphitheatre and the market without living there.
- Everyday services. A nail spa, a dry cleaner, a spa (MASS AGE) and free parking next to the Chedraui.
On the complex's reputation: on Google Maps, Tuk Tulum holds 4.2 out of 5 across 150 reviews. The recurring praise is the location and the supermarket next door; the recurring complaints are about specific building managers or individual unit hosts — which is exactly why who you rent from inside the building matters as much as the building itself.

This is what the complex actually looks like: the stone-arch courtyards, the water channel that runs end to end, and the rooftop pools with the jungle behind them. These are our own photos, taken at the development.

Is Tuk Tulum a hotel?
No. Tuk Tulum is a residential and commercial development, not a hotel. There is no single front desk, no chain running the complex and no official building rates.
The confusion has a simple explanation. Because many owners rent their apartment by the night, the name "Tuk Tulum" shows up on Booking, Airbnb, TripAdvisor and other travel sites as if it were one property. What you book on those listings is not "the Tuk Tulum hotel": it is one specific owner's unit inside one of the four towers. That is why two listings under the same name can differ completely in price, photos and service.
The practical takeaway: before you pay, find out which unit it is and who is renting it to you. That is where a trip goes right or wrong.
Can you rent an apartment in Tuk Tulum?
Yes — and here's the interesting part. If you Google "Tuk Tulum," almost everything that comes up is for-sale apartment listings (real estate agencies and investment portals). There's very little information for someone who simply wants to rent and stay in the Tuk area for a few nights, a week or a longer work stay.
That's exactly the option we offer on this site: a direct vacation rental in the Tuk area of downtown Tulum, with no need to buy and no platform commission to pay.
Renting vs. buying in Tuk Tulum
Both goals are completely valid, but they're very different. This table helps you figure out which one is yours:
| Factor | Buying in Tuk Tulum | Renting in the Tuk area |
|---|---|---|
| Goal | Real estate investment | Staying / vacationing |
| Time frame | Long term | By the night or by the stay |
| Upfront cost | High | Just the stay |
| Best for | Investors | Travelers, families, digital nomads |
